What to count in a roofing price
- Tear off and install hours for the whole crew, plus setup and cleanup
- Materials with waste for hips, valleys and starter rows
- Dumpster rental, disposal fees and equipment such as lifts or roof jacks
- Insurance, permits, vehicle and marketing as overhead
- Your margin after all costs
Worked example
With a crew of 4 for 16 hours at $30 an hour, $3,200 in shingles, underlayment, flashing and fasteners, $450 in dumpster, disposal and equipment, 12% overhead and a 25% margin, the job costs $6,238 and the price comes to $8,318. That is $415.89 per square for 20 roofing squares (100 square feet each), $2,079 profit, and a 33.3% markup on cost.
Margin is not markup
Margin is profit as a share of the price; markup is profit as a share of your cost. A 30% margin needs a 42.9% markup, because the profit is measured against a smaller number. Mixing the two up can leave a busy season with less money than you planned. This calculator asks for the margin you want and shows the matching markup.
